When is the best time to seal concrete?

Sealing concrete protects the surface from weather exposure, brings out the natural beauty, and makes it easier to clean, but when is the best time to seal concrete? Consider time, weather, and the type of concrete sealant.

Weather

The best time to seal concrete is when conditions are dry, and temperatures are cooler. If the air or the surface itself is too hot when the sealer is applied, you risk it not adhering or increasing the risk of blisters. And if the concrete is damp, it won’t stick either. When the air is humid, the dry time is longer between each thin coat increasing the time needed for the job.

When should you apply concrete sealers and coatings?

Time

As far as time of year and time of day, spring and fall afternoons are the best time to seal concrete. Summer in southwestern Ontario is way too hot and humid. For new concrete surfaces, wait 28 days or about a month to allow for the concrete to fully cure.

If you are resealing your driveway, patio, pool deck, or other concrete surfaces, it must be clean and dry. Make sure you have time to prepare it properly too so it adheres well. This includes cleaning all stains, dust and dirt from the surface.

TIP: If pressure washing your concrete, use the fan nozzle to slow the water and prevent damage.

Material

For surfaces previously sealed, the type of concrete sealer is important to know before applying the sealant. Is it a solvent-based sealer, water-based, or penetrating sealer? Not all materials are compatible with each other. If products are different, you may need to strip the existing sealer which adds to the time to complete the job.

The frequency you need to reseal concrete can differ as well, depending on the material used. With higher quality products, you can extend the time between applications to save time and money in the long run.

Does all concrete need to be sealed?

You should seal any exterior concrete where the ground faces freeze-thaw cycles. That means southwestern Ontario for sure. This applies to traditional and stamped concrete.

Extend the life of your concrete and improve both appearance and durability. Protect it from weather, stains, and deicing salts with a high-quality concrete sealer.
